Our Services:  

Our comprehensive management services include, but are not limited to: • Guest Communication: Prompt and professional responses to inquiries, bookings, and any guest needs. • Listing Creation and Optimization: Crafting attractive listings on platforms like Airbnb and VRBO, with a focus on SEO to improve visibility and bookings. • Pricing Optimization: Dynamic pricing strategies to maximize occupancy and revenue. • Cleaning Coordination: Scheduling and supervising professional cleaning services to ensure the property is spotless for every guest. • Maintenance Coordination: Arranging necessary repairs and maintenance, using trusted contractors to maintain property standards. • Supply Procurement: Procuring essential supplies and invoicing the client for expenses at the end of each month. • Airbnb Liaison Service: Handling all communication and coordination efforts with Airbnb, including managing guest complaints, filing then coordinating damage claims with Airbnb insurance, and ensuring compliance with Airbnb policies.

Contract Terms:

• Initial Term: 3 months, transitioning to a month-to-month agreement thereafter. • Termination: Either party may terminate the agreement with 60 days' written notice after the initial term.

​Onboarding Process:

1. Initial Walkthrough of Property: To ensure the home is equipped with the necessary components to operate as an efficient STR. 2. Set-up on Cleaning Platform: Desired payment method will be configured for auto billing after each cleaning. 3. Configure Airbnb Payout: Desired payout account to receive booking income 4. Listing Creation & Optimization: Create an optimized listing on Airbnb 5. Go Live: Your listing goes live, and we start managing all communications and bookings

Our Commitment: 

We are committed to providing: • Maximum Rental Income: Through our proprietary pricing strategy and efficient occupancy rates. • Excellent Guest Experience: Ensuring high ratings and positive reviews. • Hands-Off Experience: Allowing you to focus on other priorities, while having clear and direct visibility into your property’s performance and earnings.

Confidentiality and Intellectual Property:

We protect all proprietary and confidential information related to our business operations, including templates, pricing strategies, and methods. Clients are not permitted to use or disclose this information for their benefit or that of others.

Management Fee:

Our fee for these comprehensive services is 15% of the gross revenue derived from the property. Gross revenue includes all funds received from hosting platforms or directly from guests, encompassing nightly rental charges, cleaning fees, and charges for any additional services provided to guests.

Customer Responsibilities:

Clients are responsible for maintaining their typical homeowner responsibilities such as setting up and paying utility bills, paying their mortgage, maintaining their insurance, and performing any major construction on the home (i.e. roof replacement).
